This depends on the complexity of the remodel. Finishing your basement or redoing your bathroom probably does not necessitate the use of an architect. If you have a major project in mind, a room addition or perhaps a whole home remodel, then you will need architectural plans. We will work with you to address your remodel specifications and design concept. Our company can refer you to an architect or you may choose your own. Either way, our consultant will be there to guide you through the process.

If you are considering a room addition, whole home remodel, adding another floor to the existing structure, you will need to pull a permit. Projects of this magnitude require permits, inspections and must meet all building codes. We know which permits are necessary and can help you through the process. Inspections throughout the process will be scheduled by our project manager, who won’t sign off on the job until it meets all city, county or township codes.

While our crews will work to keep dust and noise to a minimum, protecting open areas, demolition and construction will impact living in your home, especially during a major remodel. Small children, pets or elderly family members with allergies, asthma or other medical conditions aggravated by construction dust may need to relocate temporarily. If your remodel involves adding an outside deck, redoing a second bathroom or a basement refinish, your family probably won’t find the construction process an inconvenience. Again, our consultants will assess the situation and discuss options you can take. We take great pride in the fact that our crews protect your home during the remodel, removing construction debris and keeping work areas safe and clean. We want you to be as comfortable as possible during the entire construction process.

Every remodeling project has its own timeline, depending on the complexity of the job. A simple bathroom remodel or new deck may only take a few weeks to complete, whereas adding a second floor or doing a whole-home remodel may last several months. Factors that lengthen the process are custom materials, hardware, countertops, or cabinets that need to be special ordered for your job. We will provide an estimate of the time involved to complete your project, working with your original plans. Design or finishing changes made during construction can delay completion. Our project manager will work with you to help you make selections so materials can be ordered and delivered in a timely manner.

We want you to be pleased with your remodel and will work with you to achieve your dreams. Our team will share their design expertise, often providing alternative ways to maximize closet space, provide a more efficient floor plan or suggest affordable amenities you might not have considered. We can help you choose finishes, tile and paint colors, as well as hardware and lighting that will enhance your home.

Unless you plan on remodeling only to enhance your property for an impending sale, you should consider the impact a remodel will have on your life, as well as future returns. Designing a bath that provides a spa experience to welcome you after a stressful day? Finishing a basement to provide a family room with additional storage? Adding a deck off the master bedroom where you can enjoy your morning coffee? These renovations will enhance your life right now and for years to come, and will bring your home modern, energy-efficient upgrades that can improve the resale value of your property. Selecting green, eco-friendly building materials, correct paint choices and durable finishes can improve marketability and our team will work you to make the right decisions before you shop.

You’ve probably heard stories about contractors tearing out walls, ripping up floors and disappearing for months, or altogether, along with your money. Dynasty Innovations prides itself on hiring only skilled carpenters, framers, and tile men. We work with highly trained electricians, plumbers and mechanical HVAC providers. If they don’t meet our exacting standards, they won’t be working on your project. We want you to be completely satisfied with the quality of workmanship as well as materials. And have received the HOUZZ Customer Satisfaction award for five years running.

Our project manager checks daily (and sometimes several times a day) with subcontractors to make sure your remodel is on track. He will show up onsite unannounced to make sure everything is progressing on time. He is available to you at all times keeping you informed and answering any questions or concerns you may have as the project continues. The PM will order materials and make sure they arrive and be on site to check on subcontractors as often as necessary to ensure a smooth completion.

We can help you develop a construction budget based on your design, the materials chosen and scope of the remodel.

A project manager will meet with you to discuss your planned remodel specifications, take measurements and discuss materials. You will receive a detailed estimate so you know exactly what to expect. During construction if you, our client, wish to make additional changes, you will receive a change order for your approval before we continue.

We have relationships with numerous local banks and financial institutions that work with our clients to finance their remodel. We will work with you to find the best financing options. Below are the most common types of financing.

-Renovation/Construction Loans – These loans allow Dynasty clients to borrow up to 95% of their home’s anticipated, project-completed value.

-Traditional Mortgage Refinancing – Available in terms ranging from 8 to 30 years on a fixed rate or adjustable rate basis.

-Home Equity Lines of Credit – For clients who wish to preserve the rate and terms they already have on their primary mortgage financing, while also obtaining the additional funds for their project.

We are proud to say we have been in the construction field since 1991, providing quality remodeling and renovations to clients throughout the Chicago area and suburbs.

We finish over 90% of our projects within the timeline that we lay out prior to starting. The reason that we can achieve this industry-leading number is that we hire top quality employees and subcontractors that show up when they say they will and do what they say they are going to do. We also have a project manager assigned to your remodel to ensure that everything goes smoothly. Delays in projects where we might miss our deadline are often caused by unforeseen circumstances (wood rot, mold, etc), or changes to the project scope by the homeowner.
